I would love your help! I'm charging a specific price for my guests per night, let's say €30 per night. Now when my guests book they pay €31 or 32€ per night + the cleaning fee+AirBnB fees.
It seems to me that AirBnB makes 4 charges altogether!
1. it increases my price per night that is only visible to my guest (+€1-3 per night),
2. adds €1 to my cleaning fee which I don't get!
3. charges my guests the AirBnB fees,
4, charges me the AirBnB fees!
Is this normal or should I be concerned? If I already pay AirBnB fees & my guest pays, then why AirBnB adds a hidden charge to my nightly price & cleaning fee.
I verified that by searching my listings from another computer & when giving deals for my guests I could never give them the price I promissed because with 7-10 nights AirBnB raises my price per nigh by many euros.
Please, can anyone verify if that is the AirBnB hidden fees policy?
Airbnb only have two charges, approx.. 3% host service fee and between 6-12% guest service fee.
The nightly price seen on confirmation of your booking and on the initial search page is the average nightly price i.e. if I was to book your listing titled 'You just must book it!! balcony *Old Town 7 min*' for one guest for two nights, although your nightly price is £35, the booking confirmation would show nightly rate as £43 – see calculation below
Number of nights booked + cleaning fee = total cost ÷ number of days booked = nightly rate
£35 per night x 2 nights= £70 + £16 cleaning fee= £86 total cost for two nights ÷ 2 nights = £43 average cost per night.
The reason you have different charges is because you have additional fees. Only other option would be a glitch or smart pricing although with the small amounts you mention, I suspect it's the averaging out of the rates over the nights booked.

The listing you checked had same price for each night of the week,
so the average nightly price should be the same + of course other fees+ cleaning fee.
The problem is that my guests are charged higher nightly price+higher cleaning fee+
+airbnb fees. I can see the exact charges at the requested booking and couple
of my guests told me they are being charged more even though they can see the cleaning
fee and airbnb fees seperately...
When my guests make a request and the prices for each day are the same,
this should not happen becasue I see exactly how much is each fee on my side
but my guest tells me the nighly price is different on his side (it's not the approximate price)
Yes the nightly price is the same but you have to take into account the number of nights plus the additional fees, total that amount, then divide and it will not be the same as your advertised base nightly rate pre fees. The only way it should remain the same rate per night as you base rate is if you do not have any fees whatsoever, no cleaning or extra guest if chosen.
So for the listing 'You just must book it!! balcony *Old Town 7 min, below are the different rates you would be charged per night for the same property. These are not approximate prices as you mention below, these are average prices which is different.
2 nights would be £43 per night (£35 base rate x 2nights = £70 +£16=£86/2 =£43)
4 nights would be £39 per night (£35 base rate x 4nights = £140 +£16=£156/4 =£39
6 nights would be £37per night(£35 base rate 6nights = £210 +£16=£226/6 £37.6 rounded up
Your base rate £35 is not affected and the guest is not charged more. It is just averaged out over the nights book plus additional fees. Basically the less nights booked the more expensive per night and the more nights booked the less that nightly rate. It will appear as if the rate per night is higher as evident above
Your guest will be charged more than you see because they will have Airbnb guest service fee added which won't show on your end.
This is how the rates are calculated, try using the above format to manually calculate for yourself the total invoice based on the number of days your guest has booking, plus any additional guest fees plus cleaning fees, if it doesn't add up still, then I would suggest you contact Airbnb directly as there may be glitch.
I have the same problem! I have additional fees only after 2 guests, and my price is 45 Euro. I set this price and this is confirmed. I dont have cleaning fees, or weekend prices. When guests put their dates the price increase for 2 Euro, and now is 47 Euros, and then on this base price (which is not my price) the Airbnb fee is calculated.
This seems strange for me, maybe I missed some updates, if somebody knows something please let me know, thanks!

I'm having a slightly different but related problem: I've listed my place for $100/night weekdays and $110/night weekend nights. When I get inquiries, it shows anywhere from $10-$77/night; no where near what I actually charge. Any ideas how to solve the problem?

Hoping someone can help me. I charge £120 per night, but my latest booking charged the guest £119. Whilst I know it is only £1 I hate mysteries - can anyone explain why there is this discrepancy?

I'm having the same issue. It seems Airbnb is charging hosts AND guests a service fee. These fees are a percentage of the nightly rate and any aditional fees hosts charge guests. In short, Airbnb is double dipping on their fees by charging both guests and hosts. Like any hotel, Airbnb is charging guests an additional fee. This fee is actually several fees rolled into one. This makes a stay more expensive than the nightly rate + tax hosts think their guests are being charged. To make it worse they are also charging hosts a service fee...while also making their places more expensive and therefore, more difficult to rent. Unfortunately we agreed to all of this when we signed up. I just wish Airbnb would be more forthcoming and straightforward about their greed. 😉
There is no double dipping, I look at the total and set my prices accordingly, how much I want net. Personally I would prefer if listings showed the Gross but the overall is about the market rate, maybe a bit lower.
Hi ! I have this problem. It has been over 24hours since questioning airbnb to explain it. An average fee or overall fee would be an appropriate explaination if airbnb didn't individually itemize and charge the cleaning fee and service fee separately.
I have screenshots from a guest that I am unable to load here. Proof of extra charges that airbnb have not yet explained. A screenshot of the correct charges on the 'quote screen' and a screenshot of the 'payment screen' in which everything has a few unexplained extra dollars charged, added to all of : the nightly rate, the cleaning fee, and the service fee.
I have no extra charges except for the cleaning fee which is itemized seperately on both the 'quote' and the 'payment' screens. I don't have smart pricing on, and and I have set every night at the exact same price no matter what the date. But they add $1 per night to every night on only the 'payment screen' with no explaination- the cleaning fee and service fee are still being charged separately on top as well with extra charges added to them also.
Airbnb are giving my potential guests the correct price in the 'quote screen' then adding unexplained costs to every item when clicked through to the book and make 'payment screen'. Not much is added (a few dollars to each night, a few dollars to the cleaning fee, and a few dollars to the service fee)but these extra little amounts between 'quote' to 'payment' are unexplained and not the prices I set.
what I want to know is:
What are the extra costs for? How are they decided? Who gets these extra few dollars charged on top of the set prices made by hosts? Aren't hosts responsible for choosing the nightly rate and their cleaning fee?
