Newbie needing help

Completely new to this - I went live Tuesday night and had a booking for next day within hours - two tradesmen - seem nice enough and they are staying for a week - right away though we got enquirers for the full month of October. Both new with no reviews. One seemed dodgy right away so I shut that down. The other seemed pretty ok but constantly wanted to chat and tell me about himself - I realized after a day that he was treating air b n b like a dating site when he asked me for my whats app so we could chat more and quicker and I said I would provide mine and hubbies when he booked. His profile totally disappeared off abnb within hours of me writing this. I have now got a female wanting to stay for 2 months and I have asked for ref's from their work (they are both Londoners moving to the branch near me in Scotland but abnb wont allow me to give her my e-mail address to  her - Any advice

As a new host better not start with "long term stays" (28 nights and longer). At least do understand the specific rules and cancellation policy attached to it. Email address or phone number are not available/ can not be exchanged until reservation is confirmed.

As a new host better not start with "long term stays" (28 nights and longer). At least do understand the specific rules and cancellation policy attached to it. Email address or phone number are not available/ can not be exchanged until reservation is confirmed.

If you want to take long term guests on Airbnb you can't really ask for things like employer references @Anne-Marie394 

 

You can ask why they are staying and why they chose your listings.

 

You also need to think about how often you will include change of linens/cleans during their stay.

Thanks - we have plenty of lines to provide/swap out but we were not planningh in going in and cleaning while they are there - is that usual to do that?

@Anne-Marie394 It is wise to do a linen changeover clean once a week , this helps maintain the home and also allows you to 

keep a weather eye out for your property . You are not providing a normal rental but in fact a serviced one ?. Keep up your standards and keep your business under control at all times .You can charge a weekly fee. H

@Anne-Marie394  We dont' do long term because of the tenant right laws in our state.  But, a lot of people who do, have said they like to offer the 1x week lite clean/linen change as a way to keep an eye on the property.  If the guest is a crazy slob, you won't have to wait 1 or 2 months to find out, when its too late, you can try and course correct before things get out of hand.
