Possible sabotage

I would like to place Airbnb on notice of an issue with my previous guest Angela. Please see my account, guest Angela check in Aug29th - Aug31st. The issue(s) in question began on Aug 29th.

 

On August 29th she expressed the linen on the bed as well as the extra linen displayed “strings of hair”. She advised she would like more linen. I was not on the premises at that time and my eta was 30 minutes after her initial contact. Upon entering the room the guest was there as well as a child ranging from the age of 11-15 years of age. My household rules outlines 2 guests allowed and no children. I did not address the issue at that time. The bed was already stripped upon my arrival and the “hairs” were never shown to me by the guests nor through a photo from the guest. The linen was changed and I confirmed with the guest that she did not have any more issues. There were no additional issues until today, August 31st. I received multiple text messages from the guest requesting a partial refund of her deposit due to the inconvenience. After I declined the request and referred her to address any issues through air b n b. The guest then outlined multiple issues. Please see below:

1-hair In sheets
2- stain on sheets
3- pillow case torn
4- floors not mopped/cleaned
5- Hair on bathroom floor

The issues noted above were never brought to my attention until I declined to refund her $15. I also, pointed out that she had a child on the premises and it clearly states in my rules that minors are not allowed. This conversation can be confirmed through the Airbnb messenger, in which she did not advise she would have a minor on site. The guest then outlined she was a Airbnb host as well. That being said I feel as if all of the issues that were brought to surface are completely frivolous. It appears that this guest/host has intentionally created false accusations regarding her stay on my property. If, there is a bad review posted regarding this stay, I am seeking to have Airbnb conduct a thorough review and investigation to determine if the guests review is legitimate. She has continued to reach out to me via text message. At this time I have not and will not respond back to her. I will let Airbnb handle this issue if it is reported. As a Airbnb host, this guest should fully be aware that any transactions should be requested and or reported via the Airbnb app. Thank you for your time and consideration. @Jamual0   You have not reached Air BNB.  this is a public forum for hosts and guests.  If you want to communicate with Air BNB, here is a guide for doing so.

Keep referring the guest back to Air BNB and continue with any messaging on the Air BNB message system.  Of course you will get a negative review, and it will not be removed unless the review violates the Air BNB Content Policy.  Since you allowed the minor to continue to stay that rule is no longer an issue so best you do not bring that up.  You could have cancelled the booking when you met based on that rule violation but you did not.  Sometimes we have to make exceptions, but given her behavior I think might have made a mistake in giving in.  Good luck!

I know this is an old post but for anyone else experiencing issues like this — you have to stay on top of these things at all times. Boot guests out for not following rules. Have security cameras, sensors, signs posted. Cover all your bases. On top of doing the best you can, be consistent if you want to be successful, & don’t let guests walk all over you. It’s your property. You are in charge. Hope it all got sorted out & you are thriving!

Have been hosting for 32 years.  As a general rule, the lower down a guest is, the more complaints he makes.  The best for politeness and nice behavior  in my experience was a  Harley street doctor. Another oldish couple arrived  late at night with no reservation ;  all my flats were full.  I asked if they would consider an auxiliary semi-basement flat. They stayed there for a few nights and were very considerate and polite. I discovered they were German aristocrats !  On the other hand, people that probably never clean their home  look down  on a triple-cleaned surface as  "very  dirty".

The review system is very useful,  but  it  should  weed out those that abuse it by blackmailing  hosts.

After  you really do your best,  just ignore the  false  complaints. We had better  accept that there will always be a few  guests  that  act nasty because they have their  own  issues and need to feel important. Stefanos from  Athens, Greece
