My insurance is a stickler that I pre-interview my guests prior to booking due to size, privacy, value of the estate AND close proximity to Yosemite.
I've gotten three requests in two years from Air BnB and just can't get the pre-interview done and insurance will not guarantee the stay (I have VERY FANCY insurance, the estate is huge and very valuable).
So far, they find me on the other sites, where they can call me and I interview them (have over 2 months of a 4 month 'season' booked and it isn't even April! Wow) and then they book, pay, and insurance is no challenge.
I feel like I should pay Air BnB since they found me here first but how do I convince them we should pay Air BnB when they couldn't contact me for the mandatory 'pre-interview'? The fees on the estate for the 10 bookings last year (if they were thru Air BnB) would have been almost $5,000.
Isn't there a subscription I can purchase so people can call and I make sure they are OK, the right number of people, they understand the rent is fairly high, and get the insurance authorized?
Reading this back it seems a little bizarre but it is just good business to get as many bookings as you can? We offer Chef, Concierge, Guides, helicopters, horses, and even limo. I want to add Air BnB to my successful contacts for guests.
What can be done. I'm listening.
