Pricing differences

I have a base price for my room. I am not using  Smart Pricing and I don't charge extra for cleaning . However the listed price the guest sees is not what I have recorded. Why? This is a question that has been asked before. No one seems know. And AirBnB don't appear to want to answer either.

Can you give an example of the difference by saying what your base price is and what your guests see?

Does the guest see a higher or lower price than your base price?

If I try to book for the night of the 5th of February I see

Room for 1 night    ฿599

Airbnb service fee ฿106

Total                         ฿705

 

If a guest books in a different currency there may be currency conversion fees.

It is the listed price that the client sees before clicking through to book. I set the rate 595B for the Overnighter and when I go to View Listing it shows 599B which I assume is what the client sees and which is inclusive of the commission. The Double Room I set at 795B and it listed as 811B. I tried dropping it to 790B and the listing price changed to 775B. Up, down never what I wanted.
