Pricing is wrong and don't know what to do

Hi

I have set my base pricing to R$300 but it is displaying at a higher price, around R$450. I have turned off smart pricing. Any idea what is going on and how i resolve this? I am getting no bookings due to the higher price and need to change it urgently.

Your listing shows variable prices, so you have Smart Pricing turned on or you set special prices for specific weeks, months, or other time periods. It goes even up to r$1000,- a night in december.

Simulate some bookings on your own listings and see for yourself...

thanks but i don't see how this explains what is going on. There should be two prices - one for super peak which is indeed 1000 and then the base line price for the rest of the time. This isn't what is happening. Are you able to tell me how i can achieve this goal?
