Problem with Smart Pricing

Problem with Smart Pricing

Recently noticed that the Smart Pricing model appears to have changed.  I'm looking for others who may have the same issue. 

 

  1. My Smart Prices have been set from $46 minimum to $140 max 
  2. Smart prices are adjusting for the first 4 months - as they always have
  3. After the 4 month price adjustment period, in the past 3+ years that I've been using Smart Pricing,  prices were set at $53/weekday and $62 weekend automatically by the smart pricing model - so somewhere above minimum but below max - more toward the average price of nightly stays
  4. Recently, some change has happened, that now sets prices past the 4-month adjustment period to the minimum, regardless of day (so every single day after the 4-month mark is set to $46)
  5. Airbnb CS repeatedly tries to tell me that my price is affected by a number of variables and 
  6. That there is no technical issue that is setting my prices to the minimum past the 4-month mark 
    1. yes, if I change the minimum, all the prices do change to the minimum past the 4-month mark
  7. I've asked repeatedly to be told how the pricing model is changed
  8. I've asked for it to be escalated to the Product Manager or the Business Manager of Smart Pricing - to no avail - they keep saying there is no technical issue
  9. They asked me to leave "feedback" so that the issue can get bundled into others like it - flabbergasted at this one

 

IF you use Smart PRicing, do you see this same behavior with prices past the 4-month adjustment mark automatically going to the minimum set price?

@Alice-and-Jeff0  YES!!!  I've been scratching my head over this for a week now!  I posted that "Smart Pricing Has Flatlined," because my prices are exactly the same every single night for ELEVEN MONTHS.  I have never seen Smart Pricing behave like this. 

 

Actually, I misspoke - in the coming weeks there is some price variation.  But although my places get some weekend bookings in the off season, SP chooses to raise the price in the middle of the week and lower the price to the minimum for the weekends.  This morning I went in and manually changed every weekend from now to New Year's Eve.

 

I had considered contacting support about it, but was quite sure I would get exactly the same response you've gotten.  I too would like to be able to contact an actual SP expert - that exact department - but feel hopeless that that will ever happen.

 

This is enormously frustrating because I've found SP to be incredibly helpful in maximizing bookings and income.  I'm massively annoyed that it has changed so much.

 

Did you give feedback, and if so, what did you say?

@Ann72  - just did a feedback option and refuse to close the ticket with support until they escalate to the product manager.  We CANNOT be the only ones.

Actually I’ve had a problem with smart pricing setting my price too high for certain months. Our nightly prices were at or above some pricing for a whole home when we have 2 bedrooms and a bathroom. Spacious but not a whole house.  I went in and adjusted my max price so we’ll see what happens but wondered if anyone else has had this issue. I need to stay competitive in the market area and it seems smart pricing has priced us out. Grrr!
