Since starting I have only had enquiries for a specific period which involves unsupervised school kids, leaving school as it is their last year, wanting a venue to party from dusk to dawn for a week. Having declined all for obvious reasons, I have received an AIRBNB notification warning me that my peformance is lacking and I risk dropping my rating. There is no facility on the site to rectify this.

 @John50 The first thing I would do is establish some House Rules stating no parties, etc.  Here's a helpful link:

If you decline with the option "Not a good fit"  you shouldn't be penalized!

In addition, I would contact Airbnb to explain that your declining reservation requests were for all the right reasons and see if they can change your performance stats.  After all, you shouldn't be expected to host parties!

Please be forewarned.. where I'm from on the OBX of NC, lots of times the PARENTS will make the call (to real estate rental companies on the island,) and reserve the party venue, ie: your house, in the parents' names, never mentioning it's actually for their college aged kid and friends. I don't know what to do about it in your case but thought you'd want to know if you don't already. I'll never forget when I lived in a home next door to a big rental house where this very thing happened. The partiers caused thousands of $ in damage to include vomiting in the OVEN and all sorts of nasty antics. Stand firm, keep them out for all your worth!!!!! Good luck. ~Sheila
