Property Management or Co-Hosting?

Hi there,

 

I am a little unclear on how best to set up new listings/ properties which I would be managing.

 

The context of my question is this:

The properties are owned by different owners (one owner may have two properties, another owner may have just one one, etc)

They would like me to create the listing from scratch, rather than do it themselves, with home description, photos, amenities, house rules, payment methods, prices etc; 

I would then manage all enquiries, bookings, reviews and be the key holder, as well as manage cleaning and maintenance.

Income would go to their account, and I would be receive it my commission as cohost/ property manager. 

The owner(s) in question do not currently have an Airbnb account.

 

What is the best way to do this:

A-  Do I set up their Airbnb account under their name, having been provided with all relevant private details, then create listing(s) for their property(ies), and manage properties as a Co-host

or

B- List their properties under my Airbnb account name, and become property manager?

@Sonia592 that's my opinion. Another thing: reviews of guests now appear as if from the listing admin, even if the co-host actually wrote them. So in the case where the owner is entirely passive, that's another reason it makes more sense for you, not the owner, to be the listing admin. I guess the one caution I would have is to check with your insurer about liability coverage.

Curious what you did with taxes if you ended up listing them as your listings. How did you charge taxes at the end of the year to your owners?

Also, I am a host with my own home and a local Realtor in my area. How do I reach out to Airbnb property owners, to manage their Airbnb's? whether they live locally in my area or not? Is there a forum here within Airbnb to find property owners looking for someone to manage properties?

Hi Did you find out about the taxes? I also manage properties but because of taxes I had the owners create their accounts and add me as co-host. I'm wondering how the taxes work and no one in airbnb has been able to give me an answer

How do you do with taxes of the properties you only manage and dont own. 

Hello, I am in the process of taking over the property management of 5 properties for owners that are busy and need help managing the day to day things.  I have been running thru this thread regarding co-hosting or creating new listings. 

 

Can you share your experience with both options and which one you prefer?

Did you ever come up with a strategy of how to take over these properties? Did you create new listings on your own AirBnB account or just co-host. Also, the taxes question. How did you do your taxes for your clients? I haven't seen any real answers dating back this far. Thanks, Eric 

Presumably you are in the same locality  or country with the owner.

 

My new question is I am an exting host on air b and b and I want to list another property in a different location. How do I do that?  Sign up afresh or there is somewhere I can go for listing an additional property under air b and b.

Hi Toni, would you have time to chat with me about how you set up your properties. I'm in Palm Springs CA and I currently have 4 properties. I'm set up as co-host on all of them, but I have 3 brand new properties ( meaning they have never had a listing on AirBnB). I 'm trying to determine the best way to move forward on these new set ups. Also, the tax question for clients is asked all over the place in hear and no one seems to know how to answer it. Do you have an idea of best practices for taxes for clients?
