I have lost multiple requests for monthly requests because I cannot call prospective guest to discuss possibility of long term bookings.
i would be interested in longer bookings as the laundering and cleaning is tiring when I have to book for one or two nights.

i am not interested in going around ABnB but they are costing us both the income from these guests.
@Chris1566if you would prefer longer stays then you can set min stay lenght. Now your min stay is just night.
If you receive the inquiry then you can message your guests until you both get all informations needed.
If you recieve the request then you have to accept or decline within 24 hours or those dates will be blocked on your calender, texting is not enough.
You can't exchange phone numbers until booking is done. You can exchange messages through the Airbnb website only.

go to EDIT LISTING / AVAILABILITY / TRIP LENGHT / EDIT
or if you want to set it for certain period only then go to your calendar, select deisred time frame and on the right side of the window you will be able to add "RULE SET"

@Chris1566 I message with guests through the Airbnb messaging system all the time- it's not necessary to call them. I actually think the fact that phone numbers aren't available until after a booking is confirmed is one of Airbnb's better policies. You don't want some pushy prospective guest phoning you bugging you about giving them a discount, paying you cash to avoid the Airbnb fees, or bending your rules for them.
It's also a good indicator of how a guest will work out to use the messaging- guests who don't respond in a timely fashion, or ignore your questions, just telling you what they want or need, can be red flags. You can tell a lot about people from their written communication.
I should have replied to this. A few businessmen have requested month long reservations as a pipeline was being installed in our area. They wanted to negotiate. We have lost a few thousand dollars because we cannot do this.

I take long term guests all the time.
The best way is for them to make a request (not a booking) for the dates that they are interested in.
You will then see the total, and you can send a special offer.
Just remember that, on top of your offer, Airbnb will add their fee. So you could offer to host someone for, lets says, 1000,00, but they may pay 1100, as airbnb will add their fee on top of whatever price you request.
The guest can accept the offer, or messgae you back you maybe a counter offer.
It is quite straight forward.

Of course you can negotiate. You do it through the platform. I have never had any problem doing this with any of my guests.
There are plenty of other platforms that allow you to exchange photo numbers before booking. Why not use some of them, if it works better for your market.
I absolutely agree with @Sarah977. If you want to stay on Air BNB rather than some other platform, it is best to figure out how to use this platform and be aware that the cancellation and payout policies for long term guests are different. Help Center has good articles about that. Also, be aware of the tenant rights in your area as you will now be a landlord and the guest will be a tenant. Good luck!!
