We are new at Airbnb and started renting out our guest room 2 months ago. We have had phenomenal success so far! Now we have the opportunity to add a second room as one of our roommates is moving out next month. I am wondering will the second room rent as easily as the first one? Can we expect around the same amount of bookings for each room? Are there any important tips or tricks to successfully renting two rooms? I am nervous to take on the extra expense of another room if the same level of bookings can’t be expected. I understand this could very greatly depending on location and time of year but I’d still love to hear from some other host’s experiences. I am in Orlando near the attractions, convention center, and airport so we are fairly steady year round.

If it is possible, When you have now 2 rooms, you could add another 2 listings. 1 listing for the new room and another one for two rooms, which mean that you are going to have 3 listings.

Hi @Kelly---Jack0 I am not in your situation, but just my 2 cents as someone who travels at least a few times a year with Airbnb stays and mostly in single room listings, I would personally pay less if it is potentially a shared space with unknown others besides the hosts. The host to me is a fairly known thing - they have reviews, photos, etc. but who else is in the house in the 2nd guest bedroom could be a crapshoot (at least from a consumer point of view). Of course it totally works out most of the time and there are many hosts successful at the 2 bedroom separate listing model, but there has to be a clear disclaimer so folks know if they book Bedroom 1, there may be another Airbnb guest in Bedroom 2. I would also be curious if there would be a shared bathroom situation.
Oh and regards to whether the 2nd would rent, I presume it is all based on demand, seasonality, price point, competitors - all of which will be micro-determined and not sure that you can generalize against others experience. If you find you are constantly booked then I would imagine you'd stand a decent chance of being successful with the 2nd room.

Thanks so much for your thoughts on the topic! As it stands right now we have two roommates in our other two bedrooms and they all share 1 bathroom as well as the guests so I don’t think having guests in different rooms would change things that much from our current situation.
@Kelly---Jack0 @Miloud0 If you are intending to have 3 listings, make sure you link the single bedroom listings to the listing for both bedrooms. Airbnb looks after this nicely by blocking the two bedroom listing when one bedroom is booked and visa versa. This works well for me, although mine are actually two co- joined apartments that can be opened up as one large one. The benefits of this is that you can attract a larger group size as well, and when it is one group booking the two rooms you remove the issue of your guests not being compatible.
I have all 4 rooms in my home listed. So it's very common to have more than one set of Airbnb guests.
Six years over 300 Reviews suggests it works very well. Indeed, Guests often find it stimulating to engage with others from different cultures.
The key to my modus operandi is not to use Instant Book. It means I habitually dialogue with Inquirers so no one books with surprise.
Beyond that, I find it futile to give advice to anyone else, because there are too many variables.
