Sleeping Count

Hello,

 

We've  just listed our house on AirBnB and already have three bookings whichwe're  really excited about! My question is, we have 3 bedrooms with 3 beds (1 each) so I say that my house sleeps 6 people. But we have several regular couches (not pullout) and a loft area that would easily accomodate an air mattress. Should I advertise more than 6 people accomodated? I'm worried that my listing is getting looked over because it doesn't sleep more people. I've seen similar listings count air mattresses towards bed count.

Hi Amber,

I would say if you are comfortable with allowing the additional people, then you should do it.  I believe when you enter the details for each bedroom, there is a place to give the details of the bedding provided.  Our place has 5 actual bedrooms (where you can close the door for privacy) and a loft that can sleep 3 more guests in a single futon and a double futon.  The next part is to provide that explanation in the description part of your listing and to the extent you can, show the options in the photos.  In our case, we can accommodate up to 15 guests, and then we get a lot of inquiries from tour groups, but in the end, most of them want to have a separate bedroom (with door) for each person or sometimes per couple.  I would also suggest if you haven't already to consider having a rate for a minimum number of guests (perhaps 2 or 4) and then a per additional guest fee to account for the larger groups.  Congrats and best of luck with your bookings.

In "Manage Listing" there is an option under "Basics" to describe the beds in the different rooms. First you need to define the number of bedrooms you offer, then you will be able to choose a certain type for each bed in each bedroom:

 

- King

- Queen

- Double

- Single

- Sofa Bed

- Couch

 

So I would definitely raise your maximum number of guests to host after having edited these settings.

Don't forget to account for the extra water, electricity, laundry, time cleaning, etc it takes to host that many people.

There is a great way to create a new listing for all the rooms, and link it to the single rooms so a guest can easily search for accommodations for 6 people and book your place. We have a listing call 2 Big rooms in House in the Country. And we selected instant booking. It's been very popular. You could even have another listing for just 2 rooms. When someone books a single room, the associated linked listing also gets "blocked by linked listing" exactly what it reports on your host calendar.

 

Also, you may indicate how many beds are in each room and even add air mattress to the list.

 

Sounds like your place with 3 rooms could sleep 8 or 10? 2 per room plus extras?
