I have a big problem with SMART PRICES.
I noticed that the system sets my MINIMUM SMART PRICE for the entore 2020 and 2021, including high-season periods like Christmas, Easter, May and October, which they cannot be sold at the minumum price, expecially months in advance.
I reported it several times but no concrete answer.
Are you having the same problem? Can you help?
Thanks
Piero
Perhaps your minimum price is higher than your region's minimum price, which would explain the system maintaining it throughout 2020.
Have you tried to set a very low value for the minimum price and check if it changes over the year?

Ricardo, thank you for your suggestions, I can try that, but this does not answer my question that CHRISTMAS and EASTER SHOULD NOT BE rated at the minimum price at the moment! They are high-season periods!
And another issue: my prices might be higher that the average reagional price, but you cannot compare a "plus" apartment with all 5star reviews witha small dodgy apartment with lowere ratings. The cannot compare!
Thanks
Thanks, that is what I did!
But I was hoping to stay with smart prices if they had worked they way they had worked until few months ago. And I would like to understand what has changed.
After all with smart prices on you receive more reservations!
🙂
Smart pricing is akin to making shoes for a whole population using only one last.
BTW that why in this community is generally referred to as "not so smart pricing" and by hosts with many years experience completely ignore it.
Cormac thank you for yrou comment.
My concern is that if I turn off "smart" prices I get much lower clicks...
