does a 'special offer' include cleaning fees AND service charges or does the guest pay these fees in addition to the special offer?

@Clare36@I deduct cleaning fee if I want to give a 'special offer 'but normally they are added on

If the normal rate would be 

£500 

£35 cleaning

£100 service (Air B and B fees)

I want to make £450 in total so do I make a special offer for £450 OR £550 (becasue the Air B and B service charges need to be included otehrwise I will only make £350!?)

Hi Clare,

When you click on the special offer option on the website, it shows you a dialog box in which you can enter the special rate including cleaning fees and any extras you want to add.

Below that, it will then calculate how much your guest will pay including the guest service fees and taxes, and how much you will earn from the reservation as well. 

Airbnb typically charges hosts a 3% host service fee, and charges guests between 6% - 12% depending on the location and other factors.

So if you want to earn £450 ( £415 + £35 cleaning fee ) from your reservation, you would have to send your guest an offer of approximately £470. Once this offer is sent, it will show £470 as the special rate and the Airbnb guest fee will be added to this ( 6% - 12% ) bringing the total amount that the guest will have to pay to anything between £500 to £530.

It should reflect the total cost for the accommodation plus cleaning - but not Airbnb fees.
