Super host status

good afternoon

I have two suggestions i have  hosted  over 1200 reservations and have 4.7  overall score. some of my friends have hosted 5 times and have had superhost added to their profiles. I feel that if the volume of resrvations is as high as mine that the overall score should not compare to someont that has had less than 10  reservations. Also some of the guests that i have hosted may have had a conflict in refunds and scored my property lower than my hosting quality out of

frustration for not getting a refund. specifically,

my guest ross never stayed at my home and asked for a refund since he made the request a day after checkin I do not feel it  fair  to refund full amount.

i decided to compromise and refund him 1 night of his 2 night reservation. If he stated he did not stay at home how do you allow him to leave a review

that  directly effects my super host status.  I feel that if he did not stay she should not be allowed to leave a review  and removing his review will give me the  .1 needed to have 4.8

I also had a cancellation due to extentuatin circumstances and would like the 1 cancellation to be removed from the property. We had flooding and were not able to host at the property. ANy help or suggestions on how to help these issues would be great

I think the problem is, @Atlanta2, it'll always be more difficult for a host with 11 listings to maintain Superhost status as there's more to go wrong. I can imagine it's like a keeping a factory running with all those bookings going on, and subsequently easier to drop a ball. Of course, your friends with much smaller scale Airbnbs can keep a keen eye on what's going on much easier than the multi-listing host like you.

One cancellation will knock your Superhost off for a year, but if you think extenuating circumstances were involved, why haven't you been in touch with Airbnb? That should be your first call.
