This message is sent to all guests...I only bring this directly to your attention due to issues I have experienced in the past (specifically around holidays and local events). This is offered to assure clarity of our policies...
Although the address shows Franklin TN, this property is located in Leipers Fork TN...
Our property is suited for family and friend oriented vacations/reunions.
No bachelor/bachelorette parties, wild parties or large events.
Do not conduct any commercial business or recording sessions at this property without the express written consent of the owner.
Only the number of guests on the reservation are allowed overnight on the property unless prior approval with owner.
No pets or animals of any type are allowed...
There is only one bathroom w/shower, no tub...
There is a $20.00 per guest, per night charge for over 4 guests...
Please observe the rules or you will be asked to leave...Please acknowledge you have read this message...

2 - Check In
Check In is @ 4p...Check out is @ 11a...
Keypad is located to the left of the front door...
Your access code is xxxxxx, just key in the code, then press the "August" button at the bottom of the keypad...
To lock the door automatically when stepping out, just press the "August" button at the bottom of the keypad...

3 - General House Info
One security camera. It is located under the eave at the top of the side stairs. It only monitors the driveway and a portion of the side porch.

Tree House is in need of repair and is off limits...

4 - Luggage and Coolers
Please do not roll your luggage on my hardwood floors...It is a very short distance to and from the bedrooms, just carry it...Do not bring coolers into my house, leave them on the porch...

6 - Transit
There are several ride share companies (such as Uber or Lyft) available in the Leipers Fork area....They generally communicate best in the weekday evening hours and weekends...Most have regular "day" jobs and do not start till early evening...Keep this in mind, it might be best to contact them ahead of time and work out a schedule to meet your needs...

7 - Food/Fridge Ideas
We all hate to waste and want to help the next person out, so as a "rule of thumb"...If there is something in the fridge that you would feel comfortable eating when you checked in; unopened food and drink or condiments, then that is the type of items you are welcomed to leave behind...NOT prepared food that you did not finish. I doubt you would eat cooked broccoli left by a previous guest... If you were storing it in house provided storage containers, as you check out empty them and put containers in dishwasher to be washed.

8 - House Rules
Only guests that are counted as part of reservation may stay overnight.

Please place used linen (sheets, towels...separating wet items from dry) in laundry room baskets; located on top of dryer, we will wash as we clean.
Please load dishwasher with dirty dishes, we will wash it as we clean.

Please return items to their original location.

Make sure all doors and windows are locked.

Jill xxxxxxx was sent these messages when she stayed at my facility...
She was aware of the rules

Jill used my home as a "commercial kitchen" prior to 2-evening large event she was hosting in the local community. She did for food preparation as well as using my dishwasher to clean each nights dishes. From 1 - Initial (which she agreed to) "Do not conduct any commercial business or recording sessions at this property without the express written consent of the owner."

Jill contacted my girlfriend (via email) to request an early check in, even though my girlfriend is not listed on, nor does she do any property management for me or my home...They were high school classmates. She also followed it up with a text to me...

Jill was provided all of the check in information that any other of my guests are provided, but instead of reading the messages from the AirBnB app, she sent several text to me requesting her "door code" (2 - Check In).

Had Jill reviewed the "online" property info or read her AirBnB messages, she would have been aware of all info related to the property camera, their location and what they view (3 - General House Info). I have o cameras located in private areas, as it is not allowed by AirBnB policies ot Tennessee State Law.

Jill reservation allowed for 4 overnight guests, at no time did she request that additional guest be allowed. She did not inform me as such, even though there were 4 additional overnight guests. If she had requested, they could have been properly added and charged an additional guest fee. My house only has one bathroom, so I truly avoid adding extra guests where possible.

Late Sunday night (12:55a) one of my neighbors called to ask me if I was aware of what was happening at my home. They said there were numerous people congregating on the front porch making loud noises and laughing. So much so that it was interrupting his sleep. I sent her a text at that time to inform her of this, but received no response, until the following morning (1 - Initial and printed "House Rules" sheet left on bed in each bedroom.

I could continue, but you should be able to deduce from this information, that this guest violated several policies (that were provided to her. She and her guests had full access to the necessary materials, both via the printed sheets left on the bed and the "House Manual" left on the kitchen counter for all to see...

This should be enough information for you to close this case and remove the suspension of my listing. I respectfully request that this happen immediately as it impacting my ability to conduct business...

This is the community, not Airbnb itself.

You need to contact Airbnb to discuss the supsension of your listing.

Yeah, Good Luck with that....Their customer support is terrible (at best)...

@Melvin35  If Jill is a friend of your girlfriend as you stated in your post, then I would contact Jill and find out what the H**l her problem is.  If your listing continues to be suspended, then I would probably find out how to go about suing her in small claims court for slander (lied about cameras), misrepresentation of number of guests, loss of income and damages.  

 

As to being suspended from AirBnB, post your listing on alternate sites like VRBO.  If this is an important income stream, don't leave it to one online booking site.  AirBnB CS is outsourced to companies that pay their employees to answer and immediately close as many calls as quickly as possible, hence the numerous suspensions for no good cause and with no recourse for the host.
