Taxes, Occupancy and Airbnb CSV

Taxes, Occupancy and Airbnb CSV

Hello - I'm belatedly doing my tax and am a little puzzled over the nights accommodation that have been booked over the financial year.

Currently the CSV data is indicating that over a year I have had 377 nights booked (obviously impossible). Even when taking into consideration the 5 nights payment from another period ....this is highly innacurate as whilst my bookings are ok - they are not that up to this % occupancy!.

What am i doing wrong ? or are other people having this issue?

@Jane490

it is the total of nights of all your listings, so if you would be 100% booked with 2 properties it would be 2x365=730 nights

@Branka-and-Silvia0  Thanks for the explanation - though I was only collecting information from one of my lisings and the nights spent at my other listing are not mentioned in the CSV data.   However! i have resolved it now through looking at the excel a bit closer.

For some reason if a guest has two payments (if for example they extend stay ) Airbnb has the guest listed twice with the two payments but they duplicate the period.

eg. Deanna stayed for 10 nights and a payment of $750/ then she extended another 10 nights payment of $750 but the period is 20 nights on both lines of the nights stayed.
Having now figured it out I am down to 290 nights of occupancy which makes alot more sense!
cheers, jane
