The automatic emails generated by AIRBNB.

This is a problem and I am hoping there is a way to solve it. Quite often I will receive inquiries regarding my 2 units. Both are unique in their own ways and I  spend a lot of time conversing with guests. I never want someone to spend time in our units if they aren't really a right fit. My ultimate goal is for our guests to have a great time. To that end, many times after 2-3 emails back and forth, the guest decides to look elsewhere. That is fine with me. 

 

What is not fine is there is no option to gracefully stop the automatic emails generated by AIRBNB. The only way (I believe) is by DECLINING the request, which causes another set of emails back and forth where I have to explain to the guest why I declined them when they didn't even try to book. (Did you charge my card? Do I get a refund? Why are you declining me?)

 

I cannot see anywhere I look for an option to gracefully end the conversation - a "GUEST CHOSE TO STAY SOMEWHERE ELSE" button. Am I missing something? Or are we stuck with DECLINE or the barrage of endless emails that I am blamed for but are generated by AIRBNB?

I am not exactly sure what auto emails you are referring to, @Jerry-and-Kerrie0.  There are those related to reservations requests, which require a 24 hour accept/decline to keep your response rate.  If the potential guest is chatting with you by sending inquiries, you can pre-approve but unless the guest accepts the pre-approval, nothing further.  right?  What I do when I pre-approve, is indicated that I need an acceptance as soon as possible or I will withdraw the approval or someone else will be able to book.   If I am in a chat while there is a booking request, I answer or ask questions, but advise the traveler I am under a deadline to make a decision so there is a possibility I will need to decline, but they can request again.  Make sense?
