Variable or dynamic pricing?

I'm hearing from other hosts and see articles on Airbnb having variable pricing systems that adjust pricing for you, but I can't find it anywhere on the site or on my listings. 

Is this only available in some markets or to some hosts?

Hi, 

it's the smart pricing system - Airbnb automatically adjust your daily prices within the minimum and maximum you set based on market trends/ demand; it works for some people although for me, I personally do not like it as I like to know exactly how much I'm charging but hey, you might like it. Follow the path below to activate if you decide to go ahead with it.

• Host
• Manage Listing - click on the listing you wish to amend, this will open a default calendar page
• Price Setting - top right hand corner 
• Smart Pricing - turn on
