I have never displayed more than £40 a night on my calendar and yet it says £43 a night on the front of my listings page. It's as if Airbnb DECIDED thats how much I'm charging! Is it something to do with the commission they take? I just want it to say £40 so that I'm competitive! Any pointers or ideas please? Many thanks!
I have the same issue, I think it is a double valuta conversion which changes the prices from your valuta to the one the guest is using and back again. The prices are then double completed upwards I suppose. The other option is that the extra services are calculated in the night price. Hope this helps

I have briefly looked at your listing and you have cleaning fees so your nightly price will never be the same as your base nightly rate. Yes, currencies also make a difference. This is how the nightly rate is calculated -
Number of nights booked + cleaning fees/ additional guest (if applicable) = total cost ÷ by the number of nights booked = rate per night; Airbnb service fees are never included in this calculation
So basically all your fees are added then divided to average cost of each night.
You can work it out manually for yourself and if it doesn't add up and you don't have smart pricing, or special rates for specific dates/ months then it is probably a technical fault and you should contact ABB to assist.

Have you checked your Price Setting to make sure that Smart Pricing is not turned on? Looking at your listing you don't have any additional charges, no cleaning fees or extra persons so your base price should always be the same. However looking through your calendar, I note that there are different prices for different dates in particular last week in July there are days at £37, £40, £38 which suggest smart pricing.
Airbnb's fees are not in incorporated into the fee seen on the search page or even in you listing, they are provided as a separate breakdown for the guest after the total cost of their stay is calculated; their service fees have no impact on your nightly rate. If Smart pricing is turned off, then I would suggest you contact ABB to report the issue; click on link for contact options - Contact Airbnb
