Hi,

I have been renting out my summer house/villa for 2 yrs now.  Outside my villa is a hot-tub that has not been working for three years and is not listed as an amenitie and on only one photo you can see a glimpse of him through a window.  A few guests have sent me messages and asked if the hot tub was working and some have rented the house despite the fact that it is not.  Yesterday the guests that are checking in today sent me a few very angry e-mails when they finally had read my information letter that the hot tub was not working... they did not send me one message before this extremely angry one yesterday.  I told them I was very sorry about this and that there is a very nice swimming pool in the area with hot tubs and slides but they just cept on sending me more angry messages that I had betraid them that they should not have to ask if the kitchen was working/bathroom was working !!

I am so sorry about this but also feel that this is more their mistake than mine....

What would you do ???

Tell them that you are mystified that they would feel entitled to a hot tub while it wasn't even offered in your listing. If it had been, then they could also expect it to be working.

For future bookings be on the safe side. Go online and add in writing in your description that there is no working hot tub. If it is the structure that looks like a separate terasse with high walls, then I would remove the prominent picture with the winter view (you already have fotos with winter views, so it won't be missed). Best would be if you could cover the hot tub with a wood plank floor so that it is more like a look out station.

I would fix it or get rid of it.

Removing the photo with the hot-tub  would probably be best as some people do not read.

Or cover it, so it doesn't look like a hot-tub and take a new photo.
