home owners ins in the US

when you start an Airbnb in the US do you need optional home owners insurance? any recommended companies?

All hosts should take out specialist home insurance for short term lets as it's so called guarantee is not an insurance and doesn't cover many issues. If you use the search function here, insurance has been discussed quite a few times so you should find details of US companies that offer insurance cover that includes STRs.

@Patti47 it is a tremendously good idea to get homeowners insurance that specifically covers AirBnB activity.

 

One good one is Proper Insurance. The have a product tailored specifically for AirBnB hosts:

@Patti47 There are a few choices in the US.  I heard here on the CC that Proper is a good company.  I’m near you in Ocean City with coverage under 2 different companies for my 2 properties in OC, one of them is Windsor Mt Joy and the other I can’t recall at the moment.  I use Insurance Management Group out of OC to help coordinate what is best for each of them.  Hope this info is helpful.

I believe this is more complicated than just getting insurance - we could pay for hosting  'coverage' only to discover someday (like when you need it) that we must, for example have all required permits (like building permits, hosting permits from municipalities, .......). We just had our fires in NoCal & likely many "insurance" lessons learned. I think they pay when they must, but give them ANY out and hosts can lose everything.

Chance of needed insurance is very small % BUT if it happens to you it is 100%.
