Hi,
I have two inquires pending. Guests have turned to me and asked about parking, discount and longer stay than my calender allows. I have answered within an hour with no response. I have sent them an additional message after the 24 hours respit and still no answer. Do I decline or do nothing. I dont want this to effect my hosting rate as I can not pre approve somebody who just ask questions and dont seem to be interested in the answers. Decline seems harsh as well. I am just waiting for a continuation of our messaging. So what do I do not to lower my rating?? Thanks Annika

Sounds like you have dodged a bullet with these guests who wanted additional discounts and a stay longer than you allow.
Hi @Annika64 I hope you are well!
You have done everything you need to do to maintain your stats regarding inquiries- you have responded to the message. (stat this affects: response rate)
Replying to inquiries is all you need to do, you don't need to pre-approve or decline although Airbnb make it look like you do!
If you get a request to book, this is different and then you do need to either accept or decline this to maintain your acceptance rate.

Read these blogs every day as I do, and you won't feel harsh about declining a booking request, particularly with the type of guest that fall outside your terms & conditions, it's usually a big RED FLAG.
Every host knows its difficult to turn away a booking, but the more experienced hosts know when to walk ney run a mile from these type of guests.
