Good morning,  I am new to hosting and had my first guests booked before I even finished renovating, which is amazing!  I purchased house insurance with no problem.  I live upstairs, run the AirBnB down.  My insurance policy states that I have to be home overnight or my insurance won't cover if something happens if I'm away.  I'm in BC, so I know other countries or even provinces will be different, but just wondered, has anyone else have that kind of policy and do you think there are other policies?  I hope to rent out often, but I also want some freedom.  Just looking for thoughts. I'm trying to line up a house sitter for two nights right now as I didn't realize this was the situation until after I was all organized (just one detail I forgot I guess).  I know for future now and can plan accordingly.  Thoughts?

Just check other insurance companies, they do have different rules, I changed my insurance provider for that reason.

That sounds like bizarre insurance that won't let you ever take a vacation.

 

I have spent quite a lot of time and money preparing to AirBnB my home in Sydney but have now met the elephant in the room - INSURANCE!  I suspect that it is something that either doesn't occur to people or they just keep their fingers crossed.  My house's replacement value alone is in excess of the AirBnB 'policy' and even a 1 night rental would invalidate my home and contents policy for all time.

 

Insurance needs to be checked very carefully and cheap policies are cheap for a reason.  It is in AirBnb

B's interest to lull hosts into a false sense of security with their 'insurance' offerings.  Caveat emptor!

 

My decision has been made today - the risk albeit small is just not worth losing my home over!
