mysterious guests/soiled sheets

So has anyone out there had any experience with a guest who has become a regular (almost weekly) but who keeps very strange hours - i.e.,  books 2-3 nights and shows up for maybe 1-2 of them, and/or is only on property only during late night/early morning? They leave minimal details regarding their stay.  The sheets/bedding is usually left in pretty bad shape...yet the rest of the house is seemingly untouched. 

 

In general, we are very hands-off with our guests unless they need something, but not knowing when and who is actually staying is becoming a bit unnerving.  Just curious how to handle this or if anyone has had a similar experience.  We obviously like having the regular-paying guest, but feel a little uneasy given the circumstance.

@Echo5 why did not you ask basic questions when you accept their booking. I always ask a guest’s purpose of the trip during booking. It is your property. If you don’t take care of it, nobody will.

I see you rent the entire apartment so whatever they do there is not your business. If no damage or mess is done I wouldn't care. They are obviously using your apartment as a love shack

But if the sheets are always soiled then maybe you could purchase some easy-to-wash sheets just for them, provide fewer pillows, place the spare blanket in the closet instead of on the bed ... to make your job easier.

Of course I would put in my house rules that only registered guests are allowed to use the apartment, no visitors at any time.

@Echo5 you can ask him since he is a regular or you can stop accepting his bookings if you feel uneasy. He is probably bringing someone and unless you have it forbiden in the house rules before he booked you can't say anything. Maybe update those for the next booking. Are the stains removable? If they are I wouldn't bother more.

Thanks for the great advice! I do appreciate your alls replies. I think leaving fewer articles out like pillows and the extra blankets put away is a smart idea and I will be doing this next time. 🙂

Install a security camera at the entrance . This shows how many people are really using your place. Extra visitors can be caught.
