Urban&Combortable Apart. Nakiteya in Ljubljana, Slovenia.

Please advise me if anything is ok with my registration on AIRBNB?

I have opened more than 2 months, but still no guests till today.

Please help me.

Hi @Teya4 , starting is so frustrating!

Your place looks lovely and is well appointed so everything is good there.

Can you lock off the extra rooms? That can save you heaps of work if you just get a couple staying. People tend to use every bed! 

Two things which matter are; Competition (in that location) and Price (compared to competitors).

Starting up usually requires you to undercut the competition for a while, but that has it's own problems (bad guests). 

I started by finding the price of the cheapest hotel room and undercutting it. Then I look at the competition and rank myself appropriately (based on what I see).

The other thing is offering Single Night Stays (you may already do this) and perhaps promote "Discounts Apply for 3 or 7 Nights".

Hello,

I'm not sure if you are still looking for advices but I can give you some since I'm also located in Slovenia and I rent up to 6 people.

The first thing I see is there is no difference if there are staying 5 people or only 1. I give a lower rate and charge 5€ extra for each person.  You need to look at it from the guest's point of yiew. No one wants to pay for 5 people if there are only 2 staying. There is less cleaning, less trash, les water usage etc. so it does make sense.

I would also include all the taxes in the rate and it makes it less confussing for the guests and easier for you.

Also maybe remove the information you are staying on the ground floor. Some  people don't want to "socialize" with the owners and they like to feel indipendent. I also live in the ground floor but I let them that only on arrival 🙂

Last thing (but this is personal taste) I would make the place less girly. Less pink and flowers and more neutral tones and I would put a bottle od wine on the table.

Glad that you enjoyed reading "Tracks" - it is also a wonderful movie if you get the chance to view it.

My thoughts on whether to  advise on your listing that you also live in the building...a big "YES" !

You  absolutely must let them know before they book and before they arrive to check in.

 

When they arrive at your door is really too late to tell them that you also live there.

Here in my home, my husband and I live upstairs and our guest space is on the ground floor.   We state clearly in our listing that this is the case, so no surprises when guests arrive.

I have read on this forum where guests arriving at some listings are totally surprised to discover that the hosts live on site.

Please do not surprise your guests with that information.

Of course, if we are living in the building, this is the privilege for me and for guests.

I just wondering what is wrong with our Apartment, that no one still no come. (from May 2019).

I just think that maybe we are not on the map????

 

But anyway, we have a lot of time..and we are waiting...

Hi @Teya4  I looked at your listing, and the photos look good and your apartment is clean, spacious, comfortable... I would be happy to stay there.

 

Many hosts are saying here on this forum that their listings are suddenly not showing up, unless specific dates are put in for the guest's proposed stay.  Only then are properties which happen to be available on the required dates, showing up in the search.    You may be able to find these conversation threads and see what other hosts are experiencing.

One host worked out that by editing something on their listing brought their listing into visibility again...others followed this suggestion and had success 🙂
