Does anyone charge for electricity according to usage?  How do you do this?   I didn't think it would be necessary but I have found some guests use a huge amount of electricity...  can't figure out what they are using it for.

I do believe that because we charge an all-inclusive price including gas and electricity and fire logs and barbecue gas that "fair use" is interpreted as "fair game".

 

Heating will be on, fire lit, cooking in the kitchen, doors open, internal and external lights on, barbecue lit, barbecue lights on (daytime), entrance foot lights and tree lights still burning from last night and heated town rail CONSUMING.

 

The easy way to account for this is to charge more.

The awkward way to deal with this is to be grumpy to guests, and stomp around switching off things.

What happens is we suck it up and smile.

 

Light switches and information about operation is communicated at check-in, but guests only manage to remember the 'switching on' part.

 

I mentioned recently that in our situation we could actually install a charge meter for both electricity or gas but I doubt that guests will appreciate that gesture. If you were a 'nearby' host who checks guests in then you could take meter readings on arrival and ask guests to send photos of the meters on departure to establish a cost? Or perhaps 'Smart Meters' might be able to account for consumption between two date points?

 

As you see, we have this user the radar, but have no solution as yet.

 

If you were counting the consumption, how would you make the payment request without incurring a negative hit on your reviews?

Good points.  I'm new to Air bnb so it's a learning curve.  As you say, perhaps the best thing is to try to anticipate usage and charge more rent to begin with.  My impression is that most people are fair about usage, but not all. I hadn't thought of asking guests to take a photo of the meter... something to think about.
