The last few times I've tried adjusting my  prices, I've noticed they look too high on the listing page.

 

I assumed this was because i'm using "smart pricing" and the given listing price reflects the "base price" but I just tried entering some dates and the nightly price quoted before fees looks way to high.

 

Also there is a note that Airbnb adds a "conversion fee" but I'm looking in the same currency as my listing's.

 

I'm afraid to set the minimums lower just in case it suddenly starts quoting the correct prices again!

 

For example, three consecutive days on my calendar are set to 561, 599 and 492 in local currency. That's an average of about 550/night.

 

I choose those nights on the listing page and see "723 x 3 nights" for one guest only.

 

Could it be for the reason the overseas bank I use for receiving payments uses a different currency, and the 'conversion fee" is so high?

OK... I tried setting the "extra guests after" to 2 and back to 1 again, and it's suddenly looking fine again. Little glitch to watch out for 😉

I'm sure I've discovered a long-standing bug in the system... I can't even find any contact info for Airbnb reps!

I decided to encourage longer stays and set a 50% discount for a week.

I notice that the discount is more like a third for 2 guests, and assume the discount doesn't apply to the additional guest fee. I guess that's something I have to work with, but the nightly price also seems way too high...

I try booking as a single guest, and it's still not taking 50% off the nightly price! I then switch off the additional guest fee (For every guest after "1"), and the price is exactly how it should be! It surely shouldn't affect the price for only one guest, but it does, so I can't use the function!

Checked today and it's  wrong again. Someone has even requested to book the room for a price which is much higher than I'd  intended!

 

442, 474, 486, 475 in my calendar are rounded to 633/night (for the same dates) on the listing page!

I tried to search for my own home and the advertised price on the map is higher than my actual price.  I called Airbnb and was told "that's just the way the system is".  She said if you don't put dates in on your search then the actual price will show.  I explained that anyone coming here would know what dates they wanted so why doesn't it show accurately?  I also turned off smart pricing and it didn't seem to make a difference.  I asked if they had a tech support and she said no.  I ended up getting off the phone because I felt like I was speaking with someone who spoke a differnt (illogical) language.

 

Regarding the comment about lowering the price I wouldn't do that because then when they book it could come in even lower.  Does this not sound strange to anyone but me?

I am having the smae problem.

My nightly price is £50 which is fine for up to 6 nights but when I put in 7 nights the nightly price goes up to £61 - way more than i want to charge.

I have changed every price setting I can find but the weekly charge is £61 per nights.

The Request to Book panel also displays 'Conversion Fee is Applied' message - is this part of the problem?

I finally was able to get this question answered.  Apparently, when they search the map it will include the cleaning charge in the quoted price.  When the guest goes to book the listing it will then show the real price per day.
