regarding inquiry, with offer from client

Hello

For backround

My offer for dates:  https://www.airbnb.com/rooms/36740902?location=Kesklinn%2C%20Tallinna%2C%20Estonia&check_in=2019-08-...

So service fee is 45, i will get  42 EUR- total 294, client will pay 336

Client send  a inquiry : https://www.airbnb.com/z/q/735720697

Where  Total is 281 , service fee - 10 and 42x7 = 291

Why this service  fee is changing so much?

@Hardi0 no, if you do you won't get any money. The word refund means giving back money to the guest. If you issue a full refund to the guest you won't get any money for that reservation.

@Hardi0

We do not have access to your inbox, so second link is "for your eyes only".

I think you are mixing up things:

There a re two service fees, one for the guest and one for the host.

The one for the guest is about 15,5%, which matches your first example

The one for the host is 3% +  VAT, which matches your second example

In BOTH examples guest pay about 45,- on top of your renting price and you pay 10,-, decreased from your renting price.

Best regards,

Emiel

Thanks for that, Now i have next guestion, my quest canceld  the booking, and i dont undrestadn what i should do

I undrestand that   AIR bnb will refund me 115,29. and i don,t have to do anithing. But what about that   REFUND  FULL amount, what does it  do when i want do refund all?

AIR BNB ORIGINAL MESSAGE:

According to your cancellation policy, your payout has been updated to €115.29. Your guest was refunded €59.80.
This payout will be released 24 hours after the check-in date. You can review the updated payout in your Transaction History.
You can also refund the full amount to the user by clicking the button below.

@Hardi0 you can click that button and refund the remaining €115 to the guest. Do you want to?

@Hardi0

If you want to refund all your payout to the guest.

Airbnb respected the cancellation policy, but if the host is agree with full refund for the guest, Airbnb refund all.

It is not compulsory, depends on what led to the cancellation of the reservation and what the host wants.

If i look to may Upcoming payments: i see that i should get 115 without doing anithing, ist this statement correct?

If i pres button refund full, then i will get  extra 115?

So total would be 230`?

Can this  "refunding all "   affect my rating or anything, or this is  only be bad news to my clients who canceled?

IS there any time limit until what i can refund all?

You are the best! Thank You. And now the last question.

Why i get back so little

 My policy for cancellation is:  Flexible

From that description what i have in  AIR BNB site   i read out that if cancellation is made less then 24 h before check in  i should get all back. But in the balance i see only 115  €

My client canceled like 5 hour before chek in, so i should get back all amount or what?

@Hardi0 here are the rules for the cancelation policy, I don't know your separate fees so I can't tell you how much you should get bit if you feel like you should get more money you can contact Airbnb directly since we are all hosts here and can't do anything about that 🙂
