6 years since I sold mine, it use to be no licence if less than 3 rooms, plus guests have access to less than 50% of your home. Have a chat with the local authority.

If serving breakfast you need to register with your local food standards agency, do a simple online test and have an inspection. (very nice people who will help in any way they can)
