Hello, I'd appreciate some advise from seasoned hosts. We have an apartment in Venice which needs major renovation. We can either create 2 bedrooms + 2 bathrooms or 3 bedrooms and 1 bathroom. I'm not sure which route to take in order to attract the most business. Any advice?
1) 2 bed 2 bath is clearly high end and should command a higher price BUT ONLY if the rest of the furnishing, location, building etc is also high end.
2) 3 bed 1 bath is perfectly acceptable for families but less so for couples travelling together.
3) Perhaps search Venice for the two options and see how the prices etc. vary. You could also buy a short term subscription to Airdata or some other provider to give further information.
I would absolutely do two beds, two baths. Mike and Jane are right, this would be a higher end listing on this basis but there are other positives too. Should something go wrong with the plumbing in one bathroom your guests always have the second to fall back on. My experience of hosting is that things do go wrong! If you only have one toilet in a property and that breaks you have big issues!
The extra costs of installing a second bathroom on a renovation are high so make sure you make the most of it. Put a bath and shower in one and just a shower in the other. People like baths! If you go to the trouble give your guests an option.
@Robert5812 I recommend 2 beds, 2 baths. I have had much more success renting a 2/2 than a 3/1, and have been able to charge more. Guests will complain about a 3/1 unless they are family units with children, and holidays are meant to be an enjoyable change, not a "Who is in the bathroom".
What is your ideal guest demographic? Couples or families?
