5 Star review and superhost status

Hi,

 

In December I spent £20,000 upgrading my apartment. I have repaced the bathroom, imstalled new central heating and boiler, new windows, and new flooring. This is grater than the total I have recieved to date !!!

 

Since the renovations I have recieved 11 consecutive 5 star ratings in every category, which I am delighted with. The guests like the changes and reward me with their reviews 

 

My concern is that this does not get relected in my overall rating. I recieved some 4 star reviews last year due to problems with the old bathroom, which is why I made the investment in improving the property.vI have 52 reviews and 68% 5 star review in total. I calculate that it will take an additional 25 reviews to reach 80% !!!. 

 

I cannot help thinking I would have been better to have relisted the property after the renovation as I would now have reached 5 Star for 11 reviews and achieved superhost status. 

 

Does anyone have simalair experiences, as at the moment there is no reward for investing in upgrading the property

It's true; it takes a long old time to turn the liner that is the average review number. But not sure if you can de-list/re-list. You can but try.

As for the reward, you are absolutely right, but why would there be, other than improving your property? That said, a crappy property will get crappy reviews. [Not saying yours was].

@Rosy19 I don't think you could have. You're still the same, the address is still the same, I believe abb has controls in place to prevent hosts from remaking listings in order to get a 'do over' with reviews. BUT, your listing info can highlight the change "Fresh Renovation, All new Bath..." etc

If you're being booked (hopefully for a higher rate than before) and guests are happy, then you are on the right path and the SH won't add or take away from that.

@Rosy19 Teh 5 star rating challenge is only based on ratings for the last 3 months. Your overall rating will take a long time to rebound though as bad ratings never seem to drop off from being included. But don't focus on whether you are given Airbnb's superhost rating or not. I don't have it, probably never will, but I get plenty of bookings. I doubt any guests have a clue what it is - it's just something Airbnb use to keep hosts challenged and stressed!

@Rosy19, the Superhost evaluation only takes into account the past 12 months.

You only need 80% five-star reviews in the past 12 months to be a superhost.

The old 4-star reviews will fall out of the evaluation period eventually, so it should take fewer reviews than you think.
