Guest has left his stuff; 8pm/20:00, no communication since 11:30am

Background:    guest had 2 prior reviews,  3.5 total rating.  I gave him a shot but he clearly hadn't read House Rules,   has been messy / leaves things out / dishes in sink,   packs of empty beer bottles / playing music and inebriated singing 1 hr into quiet hours -- past midnight /  pacing loudly enough to disturb me on 2nd floor when I have two older Mexican teachers trying to sleep in the next room-- leaving beer bottles .  Guest did not reply promplty to previous messaging,  but did reply.

Guest was to check out today,  messages on ABB @ 11:30a asking if he can book additional days.   I reply at noon that we have extra night,  but because he is past checkout time I cannot extend,  he will have to make a booking for the additional time.

No reply,  guest leaves at about time I message,  I figure he has moved on and am somewhat happy.

At 5pm,   I check room:  his stuff is still there.    Message him,    call,   no replies.   

It's now 8pm and I'm going to document over on ABB messaging;   else, other thoughts,  depending on how long this goes on?  TIA Ken

UPDATE 8:45p:   No booking.  He messages:  "Message by Kyle: My cellular data is terrible and peventing me from booking it right away, but Im going to as soon as i can, "
I want to see more of the city!

@Kenneth12, jeez, no wonder he has bad reviews. He sounds terrible! I'm not sure why you would have agreed to him staying any longer! Anyway, you're in a position now, aren't you? He hasn't officially booked (even though he appears to have enough 'cellular data' to message you) but all his stuff is in the room. So, he has overstayed his booking by far and would need to be charged at least for the additional night anyway. If he makes a booking request, I would accept him just for tonight and no other nights. If he doesn't make a booking, you'll have to send him a request for money through the resolution centre. I would also consider packing up his things and putting them by the front door and not letting him back in a all. Alternatively, call Airbnb and let them deal with it.

 

I do hope you review him accordingly.

Thanks @Kath9 :  His behavior has been odd and annoying but not terrible,  though clearly shows he doesn't understand much of ABB,  and the pacing and noise making made me think he may have a medical condition and be given some leeway-- still,   I wasn't too keen on allowing rebooking,   but no big deal since I'm here and can control.

The situation we have now is another story:  he writes:  
"I am working on it. Please dont put my belongings outside. I know understand the position im putting you in.
If they are outside please let me know.
Its not that i cant pay its that my internet connection is still failing"

Previous written reviews were both positive FWIW,  though one was minimal.     3.5 means he could have split a 2 and a 5,    and the above makes me wonder if he's put himself in similar situations.

Reviewing in such a situation is hard,    but I will take the time to both be fair,  and attempt to convey the problems to other hosts so they can make a decision.

UPDATE 9:25p:   Guest informs me that he is in a pool hall,   has called an Uber and is coming here to use the internet.   I am of mixed mind with regards to letting him in,  to be frank.

On the one hand,  if Uber works,  why not ABB?   On the other hand,  kid appears to be having difficulties... [remark self-censored].

UPDATE 10:15pm:     He made it here and did book.    Now we'll see about behavior;  else the question on the floor now is "how to deal with guests who leave their stuff after check-in,  under various circumstances?"

it seems you have bad guests one after another. Why? Is it your neighborhood? Or you prices are low? I don't understand. We all have bad guests here and there but it seems you have them too often.

 

Regarding overstay - read Airbnb TOS and save the part where it says that overstays are charged the double nightly rate. If it happens again just copy / paste this part of TOS to your guest

8.2 Booking Accommodations

8.2.2 You agree to leave the Accommodation no later than the checkout time that the Host specifies in the Listing or such other time as mutually agreed upon between you and the Host. If you stay past the agreed upon checkout time without the Host's consent (“Overstay”), you no longer have a license to stay in the Accommodation and the Host is entitled to make you leave in a manner consistent with applicable law. In addition, you agree to pay, if requested by the Host, for each twenty-four (24) hour period (or any portion thereof) that you Overstay, an additional nightly fee of up to two (2) times the average nightly Listing Fee originally paid by you to cover the inconvenience suffered by the Host, plus all applicable Guest Fees, Taxes, and any legal expenses incurred by the Host to make you leave (collectively, "Overstay Fees"). Overstay Fees for late checkouts on the checkout date that do not impact upcoming bookings may be limited to the additional costs incurred by the Host as a result of such Overstay. If you Overstay at an Accommodation, you authorize Airbnb (via Airbnb Payments) to charge you to collect Overstay Fees. A Security Deposit, if required by a Host, may be applied to any Overstay Fees due for a Guest’s Overstay.
