I have been an airbnb host since the beginning. I love it! I have been renting individual rooms thus far. I am now
advertising my entire home for week long stays. I live in a touristy beach town. My issue is before I welcome folks into my home without me around to keep an eye on things I need to have a phone conversation to feel things are according to my standards. This seems impossible. This also seems like a reasonable request, the request being allow hosts to communicate via telephone before booking.

If a booking is confirmed and paid for then you will get their telephone number - otherwise it's outside the rules of AirBnB.
Airbnb is not set up for that, and it's a really bad idea to take conversations out of the Airbnb platform where you have no record of who said what. If this is really how you want to find your guests, then you might consider another site and de-list your property on Airbnb.
