Guests demanding too much?

So I was hosting so far 10+ guests. and I always found it hard to get 5 stars review.

it doesn't matter how clean the flat was, the fact that I let the guests come 6 hours before or stay 6 hours later,

one time I even let my guests use my Face cream (!!) since they didn't have one and asked me if they can borrow mine.

 

BUT- somehow I still get 4, or even 3 stars.

 

I made an experiment. I hired a cleaning service a day before the guests arrived. something I never did before.

it was a shared house, but I've never kept my house so organized like I did that week.

and still- cleaning: 4. again. not 5.

how is that even possible?

the only dirty part of the house was the one they slept in! 

 

I feel like no matter what I do, they will never be satisfied. 

I leave them a bottle of wine, a nice note, I always respond within 1 hour to any msg they write, and still- not enough.

 

Is there something I can do?

Another thing that bothers me is,

that lately guests tend to think that check out time is only a recommendation. 

I always feel bad for knocking on the door and ask them to go out. one time I even woke them up from afternoon sleep.

I find it very rude of them, but still feel uncomfortable with the situation. 

(I always mention to the guests before arrival what is the check out time, so I don't know what else I can do)

 

 

Hi @Tal1, regarding checkout time, I send a message to guests the day before checkout reminding them.  Be sure to list the checkout time first so if they receive the message by txt,  the checkout time will not be cut off.  If it is possible to give them a later checkout I also say "please let me know if you need a later checkout time" so they understand that they should ask rather than just assume they can checkout later.
