Guests wanting more for free

I had a lady bring her boss home to my apartment and suggest that the guest should be able to stay till 3am the next morning for free.  She didn't want to pay for the extra night she had to stay and work.

Is this a current or previous guest? Is you main concern a financial one  or boundaries i.e., the guest's guest stayed late as such the guest should paid extra or that the person was in the property past your permitted time frame?

 

I note your house rule state 'You are welcome to have guests visit but they need to leave at or before 11pm. There are no overnight guests here.’ Was this rule in place when the guest booked your accommodation?  If so, then you are within your rights to tell your guest that her guest has to leave the property as this particular subject is clear in your house rules; if there are any issues as a result of this which I would hope not, Airbnb will back you if a guest breaches your house rules.

However, if it is a new rule you have added perhaps as an afterthought following this situation, this is how I would handle it. If she has one/ two days left to stay -I would hope she has taken heed from the conversation we already had and just observe things to see if it happens again. If longer, I would have a word after the guest has left, briefly explaining briefly my position regarding future guest and that if she does wish to have guest stay after 11pm,you would regard it as an over-night stay therefore an additional fee would apply.  In addition, you would expect her to agree this in advance with you and if convenient, then you will make the necessary amendments including extra payments to reflect this on the Airbnb platform which she can agree to and then you are both covered by Airbnb host/ guest protection.

 

If she has already left, you could mention in the review that following house rules was a bit if a challenge in particular with non-authorised additional guest.

The no overnight guests refers to any people she should have visiting her at my home.  They need to leave by 11pm.

 

She wanted to stay an extra night and not pay for it and brought her boss with her to force the issue.  I was not very comfortable with it at all and 1st experience with airbnb so a little trepidatious about continuing.

Oh wow Corinne that is bad - I’m so shocked! The arrangement was between you and the guest; the boss had no say in the matter whatsoever. Perhaps the boss could have considered paying for the extra night for her as she was staying for work purposes instead of attempting to change your house rules!

 

I'm sorry your first experience was not so good, the guest attempted to take advantage of your good nature but not all guest are like that so don't let this incident put you off; the more hosting you do, the easier it will get to deal with situations as such should they arise.

I'm with @Amaris0 here. 

 

Adding to Ama's good thoughts, I'd suggest the Guest was quite rude given you appear to have ONLY 1 Guest available as part of your listing. I'd also speculate as a female Host your safety should come into play moreso and it was very disrespectful for them to not appreciate that.

 

A good live and learn experience, something to doubly mention in person when welcoming any new Guests. Surely any fellow female would respect your concern for personal safety and space when they've met you.

When she first asked about staying till 3am the next morning without paying anything more, I said technically it would be another night and it would cost that amount.  Then when she brought her boss home with her to say she wanted the time for free, I couldn't believe that a person who is in that position (boss) would even think to ask that.  If they were at a hotel they know the check out time is 11am.  

 

First experience with airbnb and not a great one.
