So, standing back, the only thing I question is the usefulness of this information. In my case in particular, I know from my third party pricing tools that all the Airbnb market median data showing above is wrong. Significantly wrong. My occupancy rate is 100% primarily because my rates are so low... so Airbnb data showing that I’m way above median is wildly incorrect!
I’ve said it before, I think Airbnb is applying global “Winter” prices to my NZ listing while we are in the height of summer... their seasonality adjustment % appears to be broken.
There is also no way the comparative data is for my city. Wellington has recently been in the news for having the highest rental prices in the country, higher even than Auckland (the largest city). If I didn’t know better I would say Airbnb data is showing the average for the entire country of New Zealand as one big “blob”. That includes all the regions too, where Farmer Bob rents out his shed for a fiver on the weekends...
Now... I know folks think the country is small but.... that’s just useless data lol
Let’s hope that when it goes live for others around the world it will be more useful.
