@Michael-and-Francesca0....Hi Michael, I tried to send you a message regarding your insurance quiery but unfortunately a message option is not available on your profile so, I will make this response public.

Unfortunately the host protection program is really nothing more than a cleverly crafted marketing tool……It's term and conditions are so restrictive that the situation you would be likely to come across would not see you covered. You should consider that in actuality it does not exist and you should not depend on it in any way.

Now the bind you are in is that very few (if any) insurance companies in America want to be involved with hosting platforms! In fact many general companies are cancelling household insurance policies if they find out short term rental is taking place in their insured space. Fortunately for us, we are much better catered for in Australia with 5 major companies issuing policies that are designed for and are compatible with hosting platforms.

Not being in North America I have limited access to what is currently on offer, and the only company that I have some across who entertain any form of hosting insurance is a company called CBiZ, but I understand they only offer cover for non owner occupied rentals, much like Terri Sheer in Australia. There is another brokerage firm called PEERS who do appear on the internet but, from other posts seemed to have ceased business....or at least are extremely difficult to actually contact. I also believe there is a company called Proper Insurance which an affiliation with Lloyds of London. 

I am sorry Michael I can't offer product disclosure statements from these companies and this information is nebulous in the extreme but not being involved with the North American scene it is the best I can do

I am attempting to provide a list of insurers who will offer a hosting package around the world and I would be appreciative of any information hosts from countries other than Australia can provide. Cheers.....Rob

Am I automatically covered by host protection insurance or do I need to apply. If I need to apply how do I do it. Cheers Danny

It is automatic, but limited liability cover.

@Danny18 Hi Danny, Do not rely on the 'Host Protection Scheme'!  It is not an insurance cover, it is a cleverly worded offer but will give you essentially no protection from claims arising from hosting. Look to an earlier post of mine on this thread for appropriate coverage. And look back further to posts of hosts who have sought to use the 'HPS' and found out that no liability will be accepted by Airbnb! Forget it, it is of no value and if you do consider that you are covered by it,  the HPS could well ruin you in the event of a major claim!

 

You know Danny, as well covered as I thought we were in Australia with hosting insurance I found out yesterday that many of the policies issued are not worth the paper they are written on. In the final analysis whether an insurance claim will be honoured or not depends on local governments policy and regulations on home hosting.....Premiums will be taken,  but claims may well not be accepted and honoured. Governments need to be more active in forming legislation where this type of insurance is concerned!

 

But Danny, do not consider that the Host Protection scheme will take the place of legitimate insurance......it will not!!!
