INSTANT BOOK AND OVERLAPPING LISTINGS

Hi All

The information and discussions on this forum are so useful, thanks to everyone who takes the time to post.

 

I have two listings- the whole apartment, or a room in the apartment . ( Its also our home )

I 've had IB turned on for the room only option, as I know it helps with views. 

However I really want to get some longer lets for the whole apartment, so we can do some travelling ourselves this year .

 

Is there a SAFE way to have IB on both listings at the same time ? Can an I  trust the combined calender to ensure that I dont get double bookings ?

 

I've inadvertantly had a double booking once in the past, and although I cancelled within 15 mins, its still affects my record.

 

If I can't find a way to have IB on both listings simultaneously then one of them will be compromised, and I may have to consider putting the Apartment on one of the other holiday letting sites. I dont want to do that , I love the AIRBNB ethos, and we've had a lot of fun meeting people through it.

 

Anybody found a way to manoeuvre this problem ?

Hi Rosaleen.

 

I have a 4 bedroom house, and I have 5 listings. 4 for each room, and 1 for the entire house. What I do is to synchronize the calendars between rooms and the house listing, so if one room is not available, the house is blocked, and the other way around.

 

It has worked for me fine. Wen someone books the entire house, all of the rooms get unavailable for those dates. I have IB for all of the 5 listings. I've seen that it takes a few minutes to synchronize bookings though, but is not very likely that and overlapping would occur. My guess is that Airbnb forces a synchronization before confirming an Instant booking.

 

Remember, to sync your calendars, go to your listing calendar, and you can find this option on the Availability Settings option

Sounds like it is possible for me to set the calender up so it automatically avoids double booking.

Thats reassuring - I wasnt confident of it working, and really dont want to have cancel a booking.

Just curious how this worked out for you? I'm syncing my calendars now, but have the same issue - want to IB for the individual rooms as well as the whole place, but I don't want to have overbookings and ruin my superhost chances. Has the syncing automatically taken care of that for you?

I am trying to do the same thing - have instant booking for the whole place as well as for the individual rooms separately.  I was feeling unsure of whether the calendar syncing would take away any possibility of overbooking. So, from your experience, it has not overbooked when the calendars were synced?  Thanks for your helpful response to the post! And, as a Colombiaphile (Bogota - I want to make it to Medellin in the future!), if you ever make it Seattle way, look us up! An update: It's been 1 year now, I have 3 apartments with 4 bedroom each rented out on Airbnb, for all of them I have IB and I have listed each room and the entire apartment for all of them, and haven't had any single issue. I'm sure this can give you enough confidence to go ahead with it 🙂
