Hi, everyone.
I have just booked my very first guest and am working with Smart Pricing. It was my understanding that you could insert a minimum fee to make sure that the reservations did not drop below your comfortable zone.
I settled a minimum fee of 55 USD per night. I allowed for a 20% discount, in this first moment, for guests staying over 28 days - which brings my fee down to 44 USD. However, the system charged 37 USD per night for a 30 night stay.
Has anyone experienced a similar problem? Is it possible to contact AirBnb directly to figure what is going on?
I greatly appreciate any input.

@Kalila0 Most of the hosts who are trying to help out on this forum find it useful to look at the listing so we can see if there is something that we can recommend be changed. We look at the listing on the profile unless, like you, the poster is a co-host which means you need to post the URL as well and identify yourself as a co-host. It is good that you are helping your parents, so I look forward to your posting the URL of the listing.

Url is broken or incorrect. I belive it must have to do with long term discounts, but only guesswork until we can actually see the listing.

All free days are pretty constant at USD 55 though - but we are unable to check the prices for those days already booked.

The 20% monthly discount brings the daily price to $44 and the system processed $37.
Hahahahha, a mystery it is.. You said that right.
@Kalila0 I was able to view the listing and as @Marit-Anne0 stated, the calendar reflects rates from $55 - $60. The monthly discount is shown as 18% so if the dates booked at the $55 rate, the discounted rate should be $45, not $37. So, I guess you will need Air BNB to sort this out for you and correct if necessary. Use the link I posted earlier to learn about how to contact Air BNB.
One thing I noticed in the description and in the pictures was that the kitchen was available, but the amenity list crosses out the kitchen. Bit confusing.
Good luck helping your parents with this new business! Let us know what you find out just for our education as well.
