My pricing is lower than adjacent listings....I don't know why

Hi, I'm new, and am enjoying about an 80% booking. Similar rooms further from public transportation are going for twice what I am getting for my rooms

Is it smart pricing? Should I turn it off? Thoughts.... Many thanks! Bill

Hi Bill, I'm new too but have done B & B in the UK before.

 

I don't use smart pricing. I think my price attracts but also the listing especially photos.  80% isn't bad considering one gets weird requests etc. Stick to your price, but advice from Airbnb is good to a point.......see how it goes........I only go lower for a week's booking. I also try to do 28 days limit to avoid any "residency" issues. Good luck.

@Bill120 , there is a general consensus here among us hosts that "smart pricing" is way too low. So yes, I would turn it off immediately and set your own price. Sounds like you did some research already and are familiar with what the market value in your area is. Go for it! at 80% occupancy, you might  perhaps get a few less bookings, but overall a higher revenue. Less wear and tear on your stuff, and you won't get worn out by hosting non stop. Good luck!
