New Tennessee Short Term Rental Act

Hello fellow hosts

 

Looking for some advice before we contact a lawyer.  Im looking for some hosts or individuals that are familiar with the Tennessee Short Term Rental Act that was recently put into place.  My wife and I have been using AirBnB for over a year now and we looked up our local laws and didnt see anything specific for short term rentals.  So we put out little mother in law sweet up on AirBnB without any issues.  We recently found a ceast and decist letter from the City of Clinton on our front door stating we were operating a Bed and Breakfast Inn in a residential zone.  If I was reading the new TN state law correctly I thought it stated a short term rental unit can not be defined in the state of TN as a Hotel or Bed and Breakfast anymore.  Its defined as a residential dwelling that is rented wholly or partially for a fee for a period of less than thirty continuous days.  I thought until the City came up with an ordinance or law that pertains specifically to short term rentals that the new Tennessee Short Term Rental act would supercede any ye old law the City has.  But for now the City Attorney has stated otherwise.  We are due infront of the Zoning Board in 3 weeks and were looking for any advice from other hosts in TN that are familair with the new act.

Hi! I know it's been a while since you posted this. How did it turn out? I was considering some property in Clinton and was researching restrictions.
