Some spaces may be shared

 I noticed that now my listing says some spaces may be shared. I marked off that the backyard in the garage will be shared with long-term tenants on other floors. My guests get their own dedicated parking space and their own table and chairs outside however I did check off that button that it’s a shared space with other.  I would imagine that prompted this language front and center on my listing. Would guests now think that they will be  sharing spaces inside the house and click right past my listing? As we know, nobody reads in more detail and I could not even find the part where Airbnb explains what is shared and what is not. I spell it out in my listing but I can’t find where that prefilled information goes. But again, spell it or not, as we know people glance through without reading so I’m worried now everyone will move right past my listing. I have not had any activity on this listing  since I put it up.

@Inna22 You might remove this, but in your opening summary, state near the beginning 'NOTE: Garage and yard are shared'. And then confirm with the guest via a message that they are aware of this after they book.

@Rebecca181  even for my listing that does not have a share backyard, so many guest double check to make sure either because they have dogs or because they’re planning on cooking out so I’m worried if I check with them after booking, I would have to either handle cancellations or have a happy guest from the get go. 

Guests are allowed free cancellations within the 1st 24hrs. Do a test remove it and see if i you get more bookings. Explain it to them how it works on your into call.  I have been doing testing for 7yrs... Testing to see what works and what doesnt work is a continual process. Use your personality to sell the place. 

I had 1 guest that refused to canel within 24hrs after a double booking, and I just cancelled him. I don't understand why people are so fearful of cancellations.

@Nina75 @Inna22 Before Airbnb had a 'kitchenette' as listing description, I checked off that I had a kitchen but wrote in multiple places in the listing that this was a small kitchenette, not a kitchen, and there was no stove. I also messaged this fact to the guests after booking, just to make sure they realized the limitations. I never had a cancellation over it.  A few people admitted they had not read the listing and thought it had a stove but still chose to keep the reservation and gave me 5 stars after. So I agree with Nina, you might experiment a bit, Inna, just to see what happens.
