Statut super host impossible

Hi

I have 2 properties listed in Airbnb

One of them I maintain very well to try to get a super host badge but the other one is a basic holiday home, so I am not looking for superhost badge.

 

Because they are both listed under my name, does that I will never get a super host badge ever cos one will negate the other?

It doesn't mean that at all. The criteria for superhost, commitment, response time, good reviews etc. are the same whether your listing is a single bed in someone's home or an entire French chateau.

 

Once you never cancel, have trouble free check in, a clean accurately described listing etc. with good amenities for your price and a welcoming overall feeling you should have every expectation of attaining superhost status for any listing.

Sorry, my question is probably not clear enough.

 

Example:-

I have 2 properties both listed in Airbnb.

 

Property A gets 10 reviews (5 stars)

Property B get 10 reviews ( 3 stars)

 

Average stars from both of my properties A & B = less than 5 stars.

 

Airbnb says at least 80% of your reviews need to be 5 stars.  Based on the above statistics, I will only get less than 5 stars for 16 reviews ( 80%). I will never be able to achieve 5 stars or Superhost badge ( based on my examples). Not worth my while to combine both properties under one/same Airbnb person?

 

Is my understanding correct?

Yes, I think that the maths would work that way. But why are you calculating on getting anything less than 5 stars for any listing?

Hosts I know of here where I live rent a single bed room and they have super host status.

Not deliberatly aiming to get less than 5 stars.

Tried to get 5 stars review for the holiday shack but not successful.

I have 3 listings and i believe my SuperHost status is based on my overall reviews across all properties. That said though, when I had 13 stays I did not get evaluated as I needed 10 stays all at the one property to meet the criteria.  I have absolutely 5 star reviews at 2 of the properties but having been getting some unreasonable reviews at the third (won't go into it as every host gets some of these guests and another host commented that there seems to be some correlation between your price and the type of guest you get so I have just raised my prices.) So I will be very interested to see if I keep my SuperHost this assessment based on the listings with good reviews or lose it based on the other one.

@Wendy117 I'm in a similar position and have accepted I will never get SuperHost status. It all seems a bit silly anyway when I am a remote host so no-one actually ever gets to meet me. It's more about the property being 'super' and budget accommodation doesn't hit the mark often enough.

I believe you might be correct. Guests tend to give reviews based on property and nothing much to do with host. But Airbnb thinks differently.

 

Reason I feel that is when I talked to the airbnb helpdesk and asked them if I can split my property and put the budget property under my husband's profile instead of mine ( so this budget property will not damaged my other 5 star rating) and he can make me co host, Airbb said the reviews cannot be transferred to my husband's profile. They said reviews are based on host's profile not property.

 

That contradict what guests gives for the reviews ( ie they review more on the property rather than on the hosts).

 

I don't want to loose the many great reviews I had on the budget property as guests had always given great reviews for the property and on hosts but less than 5 stars rating overall as I believe they rate it less than 5 stars as it is only a budget, basic property. I believe guests tend to use the "Star Rating" for property ( just like if I do reviews for hotels)

 

Does anyone know of any person who had split the listing and the reviews follow the new profile?

You are correct. Attaining it is not impossible it is just really expensive. 🙂 Given that my market is competitive, I am unwilling to poar thousands of dollars into my property to get it upto 5-star (Ritz-Carleton) cleanliness standards. 

 

When I was a new host, I discussed my cleanliness rating with my mentor and he pointed out that the things I am being marked down on, like dark marks in thresholds where the paint is worn off, cabinent insides that have sawdust rub-off due to humid conditions and bed foundations that have corners frayed due to years of being rubbed against. Unless I wanted to repaint, replace cabinents, and other things to have place look like new, I would have to accept 4-star ratings.

Any of you that have super host status have more than 20 properties? With Airbnb math... for every 1-star review (which we all cant avoid from time to time) you will have to have  20 TWENTY 5 star reviews just to get your averages back to 4.8. For someone with multiple properties, its just almost impossible to maintain. We have over 1500 5 star reviews, and combined  4,3,2 and 1 stars... (and the majority of those are 4*) total 178 reviews. How does that seem like an accurate representation of us as hosts when we have that many 5 stars and that few of the others combined?
