There are several keyless lock systems so you can give the combination to the guest by e-mail and then change the combination remotely through the internet from Nest, Honeywell and others. They can also help you to track the comings and goings of your guests and alert you to anyone entering/exiting the property.
Or partner with a local cafe or business for them to hand over keys (and make sure you only have check ins allowed during their opening hours)

This is happening on an increasing scale, especially in Sydney and Melbourne CBD locations.
Keycafe is a service that allows you to securely store your keys and distribute to guests remotely - all you have to do is find your closest Keycafe location and drop off the key.
You can assign access to guests for multiple keys if necessary, and have control of the access through your smartphone or desktop. It’s quite easy and is used globally.

There is a new Airbnb key exchange service called CheckGo located outside Sydney Central station (which is very convenient for guest's arriving/departing Sydney via train). It's much cheaper than Keycafe and it's also attended by staff. They charge a monthly fee of $25 for as many pick-up/drop off's as you need. Their website is www.checkgo.com.au
