Fact or Fiction?
"Short term rentals statistically are bad for a property"
"long term rental tenants look after a place as if it were their own"
"long term rentals have a screening process that ensures a higher quality of tenant than short term"
"short term renters are noisey and undesirable people"
"Short term rentals take away homes of the needy or others looking to rent due to higher rents paid"
"Short term renters will void your insurance (maybe) and your property is uninsurable (false)"
These ideas are not based in fact they are the assumptions that are going to sink aribnb in NSW, Australia. If you have a legal reference to where these ideas came from such a a case, legislation or a statistical report please tell me.
I would like to combat these misconceptions in Sydney as they are obstacles to imporving airbnb and demonstrating to memebers of our community not to fear and shut down airbnb in NSW.
Strata commitees, just other tenants usually, can not make "laws" they can make by-laws and by-laws against airbnb, or to ban airbnb are not legaly valid in Australia.
An Insurance company can chose not to insure however insurance is available now in NSW for short term rentals.
The NSW goverment is currenlty asking for community comment on services such as airbnb. Sydney council has submitted to the NSW government proposels to allow airbnb with regulation due to the boost to the city.
Please offer some good idea how to let others know that these major assumptions against airbnb are not fact and that aribnb guests can be better than long term tenants, particularly those aranged by some real estate agents.
