a wierdo guest

I have tried several times to text him and leave message for him to know what time he is checking in.

 

And no responses , and I have told him several times that I do not leave keys , for lock box not allowed in my city unless you are selling your house.

 

He wants to come later than requested time, I told him by messaging and on text not allowed, within a hour like 10:30pm but not at 12 midnight or later and still no responses, what shall I do?  I do cancel without penanlties since I am super host?

 

Finally I got this message from him: Sorry I missed you. I have a couple of late nights planned for the nights in question. Please cancel the order and reservation. I'm sorry for the inconvenience.


 

This what I left for him: you need to cancel the reservation if you are not complying with the rules of my house not me

 

Is this good or should I contact customer service or what do all suggest?

It is the guests responsibility to cancel their reservation, not the hosts.  It was nice they let you know but they must cancel.

Yes, don't cancel for him, or accept any request to cancel. If he doesn't cancel promptly, involve Airbnb.
