Hi BNB friends,  I am only 16 days old with AirBNB.  I've had good success thus far, (several bookings) and was hoping to get thoughts on if/ when to adjust pricing after I'm more established.  I've intentionally kept my rates as low as possible to attract guest and it's working, but once I get to about 5 decent reviews, then what?  I'd like to charge what its worth and soon..not because I have only 2 good reviews, but also because other properties in my neighborhood are priced higher.  I would like to prepare in getting to that, ( higher) level.  I aslo realize that the seasons may play a role in this, but I feel like I'm being too cheap with my rates right now and don't want to stay in that zone any longer than I have to.  Thanks in advance for any thoughts on this!

Does anyone have a good "formula" for this.  I've been using smart pricing, but it keeps suggesting really low amounts.. (e.g. Tip)

 

 

It sounds like you've already been checking out your competition, so would aim to pitch your pricing around that point.  In our area in Joburg, we find Smart Pricing is too low as well so we avoid it.

 

When we started out we were also concerned about setting the right price from the start - however we learned fairly quickly that this is in fact a continuous learning experience with lots of experimenting... So you will likely start to flex your pricing as you get into it - and discover whether you are busier on weekends or weekdays, how seasonal your area is, and of course keep an eye on any festivals or events that may present opportunities to increase pricing.

 

Unfortunately it's not a straightforward answer - which is why (for example) hotels have complex systems and dedicated staff to get the pricing right on a day-by-day basis.
