Hello, I am new as a host. This is my 1st time doing an Airbnb. We have a Casita that is attached to our home. I'd love some feedback on my listing. I've had pretty good traction since I've listed it. However, there is always room for improvement. Also, please let me know what your thoughts are on the cleaning fee and the pricing. Do you think I should do a cancelation fee? I've had 2 guests cancel so far in 2 weeks. TIA

You just have to work through your budget. I had worked with several hosts and as per the experience, you should set a cancellation fee to avoid charges from airbnb or negative profile.
@Christina1368 You can't set a cancellation fee. What you can do is set your cancellation policy to strict and then you will get paid if he guest cancels at short notice unless they claim to have/hace covid or meet another extenuating circumstance.

@Christina1368 6 people can sleep on the fold out couch "if need be"? That's rather weird. Your place looks suitable for 4 people.
The bed needs bedside tables and reading lamps. I wouldn't book a place that didn't have that. How am I supposed to read at night? Where do I put my book and glasses and phone and all the other stuff people normally put on the bedside table?
I don't see any dining table or chairs. If people are meant to be eating out on the patio, then show that table fully, not just a little corner of it.
Thank you for your input Sarah. I offer the pull out couch that sleeps at least 2, I have a queen sized bed in the bedroom that sleeps 2. I also have another full sized mattress that I can bring in the bedroom if someone needs it which will sleep 2.
There is a desk and chair in the bedroom. I am working on getting nightstands. However, even without any of that, we have been pretty booked up.
There are 4 chairs and the table opens up to be quite large.

@Christina1368 Then you need to tweak your listing wording, because the way you have written it, it sounds like 6 people can sleep on the fold-out couch. (I was well aware that you have a bed in the bedroom).
So if you have 4 chairs at the eating table, how does that accommodate 6 guests?
