Hi all we will be moving house and de-listing our suite. We have notified the customer who has booked for August in 5 months. What is the best way to cancel? do we do it or does the client cancel and is there a cost involved?

The best way to handle this is cancel as the Host as soon as possible. This allows them to re-book those dates with another Host.
Airbnb will add a fine to you for the cancellation according to the policy below. Be sure your calendar is blocked moving forward and/or delist the property to prevent further guests from booking. I don't recommend permanently deleting until your taxes are done for next year. You'll need access to the listing to get the earnings information.
